Frequently Asked Questions
How fast can you actually close?
We can close in as little as 7 days, but we also work with longer timelines if you need them. We’ve closed in 7 days and in 90 days. It’s your choice. Once you accept our offer, you pick the closing date.
Do I need to make repairs to my house?
No. We buy as-is. Roof needs replacing? Foundation cracked? Kitchen from 1985? Doesn’t matter. We’ll buy the house in its current condition. You don’t spend a dime on repairs.
How do you calculate your offer?
We look at fair market value for the property (comparable homes in your area), the condition of the house, and the costs we’ll absorb (closing costs, title insurance, etc.). We offer fair money, not lowball money. We’re transparent about the calculation and happy to explain it to you.
Will you buy my house if it’s in foreclosure?
Yes. We buy foreclosure situations regularly. We can often close faster than the foreclosure timeline, which gets you out of the situation entirely rather than facing a foreclosure sale.
What if I have tenants in the house?
We can work with tenants in place. We coordinate the transition when we take over the property. If you want the tenants out before closing, we can discuss that too. We’re flexible.
Do I need a real estate agent?
No. You don’t need an agent to work with us. We deal directly with you, not through a realtor. This saves you the 5-6% commission you’d normally pay.
What counties do you serve?
We buy houses in Washington, Beaver, Westmoreland, Butler, and Armstrong counties. If your property is in one of those areas, we want to make you an offer.
Is there any obligation if I submit my information?
None. Zero obligation. You submit information, we make an offer, you decide. If you say no, there’s no follow-up pressure from us. Simple as that.
How is this different from listing with a Realtor?
With a realtor, you list the house and hope a buyer appears. That can take months. When a buyer finally appears, you’re at their mercy – they demand repairs, inspections, appraisals happen. With us, you have a cash offer within 24 hours and you close when you want. No hope. No waiting. No negotiations over repairs.
What happens after I submit my information?
We’ll call or email within 24 hours. We’ll ask questions about your house and your situation. We’ll schedule a time to see the property. Within 24 hours of the visit, you’ll get a written cash offer. From that point, it’s your decision.
Are there hidden fees or surprise costs at closing?
No. We handle closing costs. You don’t pay a title company bill, an origination fee, an appraisal fee, or anything else. What we offer is what you get.
Can you buy my inherited property?
Yes. We buy inherited houses regularly. You don’t need to go through probate or wait for the estate to settle. We can buy it as-is and you get cash quickly.
What if I owe more than the house is worth?
We can potentially work with underwater mortgages. We’ve bought properties where the seller was upside down. It depends on the numbers, so call us and let’s talk about your specific situation.
Can you help if I’m behind on property taxes?
Yes. We buy houses with tax liens and we handle those as part of closing. You don’t have to figure out how to pay back taxes – we take that on.
What if the house has a lien against it?
We can work with liens. Judgment liens, contractor liens, tax liens – we’ve handled them. We pay them off at closing and you walk away clean.
How is your offer different from a traditional buyer’s offer?
Traditional buyer: offer contingent on inspection, appraisal, financing approval. Our offer: cash, no contingencies, no fall-through risk. You know when you’ll close and exactly what you’ll get.
What if I need to sell quickly because of a job relocation?
We specialize in quick sales. If you’re relocating and need to close within weeks rather than months, we’re exactly what you need.
Can I negotiate your offer?
Of course. If you think our offer is low, make a counteroffer. We’ll negotiate reasonably. The goal is to find a price that works for both of us.
How do I know you’re legitimate?
Call us. (412) 424-6412. Talk to a real person. Ask your questions. We’ll answer them. You can Google us, check our references, see what sellers say. We’re not hiding.
What if my house has major damage (fire, flood, mold)?
We buy damaged houses. Damaged goods are our specialty. You don’t need to get estimates for repairs or figure out how much the fixes will cost. We assess it, we make an offer, and you’re done.
Do I have to be present at closing?
Yes, you need to sign the closing documents. It’s typically a brief meeting at the title company office where you sign the deed and closing statement. Then you’re done.
